A recent analysis has identified the most affluent suburbs in the United States, revealing that high levels of wealth are heavily concentrated within a few key metropolitan areas, including New York City, Houston, Dallas, and San Francisco. According to data released on June 1 by the personal finance platform MoneyLion, the village of Scarsdale in New York's Westchester County holds the title of the nation's wealthiest suburb, boasting an average household income of $612,591 in 2024. Following in second place is West University Place, a suburb of Houston, which recorded an average income of $439,594.
The study, which measured the 50 most affluent suburbs with at least 5,000 households using 2024 American Community Survey data, found that eight of the top 10 wealthiest areas are located in just three states: New York, Texas, and California. The Westchester suburb of Rye, which previously held the second spot in a 2025 ranking, now sits in third place with an average household income of $428,806.
According to Rudri Patel, a certified financial expert at MoneyLion, the desirability of these areas is driven by a combination of high-quality school systems and a restricted supply of housing. However, this affluence often comes with a significant cost; in Los Altos, California—the fourth-wealthiest suburb on the list—the average home price reaches $4.8 million. Patel also warned that these wealthy enclaves can become targets for criminal activity, noting that areas of high affluence often face an increased risk of wire fraud, identity theft, and various scams.
The methodology of this ranking focuses on mean household incomes, a metric that can be skewed by the presence of extremely wealthy residents. Other studies, such as a 2025 analysis by U.S. News, utilize median household incomes, which typically produce lower figures. That report identified Sammamish, Washington, a Seattle suburb, as the wealthiest U.S. city, with a median household income of $238,750. Additionally, the MoneyLion ranking excluded certain affluent areas, such as the Chicago suburb of Kenilworth and the Washington, D.C. suburb of Chevy Chase, because they contain fewer than 5,000 households.
